Common Mistakes Home Sellers Should Avoid

Real Estate Tips Leelanau Living Realty Group November 19, 2025

Selling a home in Leland, Michigan, requires careful attention to the unique characteristics of this scenic village. Known for its charming downtown, waterfront views, and small-town appeal, Leland attracts buyers seeking both natural beauty and a welcoming community. Despite its popularity, the selling process can be challenging for those unfamiliar with the local market. Sellers who overlook common pitfalls risk prolonging their time on the market or receiving lower offers than expected. This guide unveils the most frequent mistakes home sellers should avoid to achieve a successful and efficient sale.

Overpricing the Property

One of the most common errors home sellers make is setting a listing price that is too high. While it is natural to want to maximize profit, overpricing can discourage potential buyers and prolong the time a property sits on the market. Homes that remain unsold for extended periods often develop a negative perception, which can make it harder to attract serious offers. Working with an experienced local real estate professional is critical to establishing a price that reflects current market conditions while remaining competitive, helping to attract motivated buyers and encourage timely offers.

Neglecting Necessary Repairs

Sellers who overlook essential maintenance can find themselves struggling to sell their homes. Even minor issues, such as dripping faucets, worn-out flooring, or outdated fixtures, can reduce a home’s appeal and limit the buyer pool. A well-maintained property signals care and adds value in a competitive market. In Leland, where buyers are often drawn to picturesque properties, presenting a home that is in top condition can make a significant difference. Addressing repairs before listing not only improves curb appeal and interior appeal but also fosters buyer confidence, increasing the likelihood of receiving competitive offers.

Failing to Stage the Home

Staging a home is a critical step that helps potential buyers envision themselves living in the space. Homes that are thoughtfully arranged with furniture, décor, and thoughtful accents feel welcoming and highlight the property’s strengths. Without proper staging, even well-maintained homes can feel empty or uninviting, making it harder for buyers to connect emotionally. In a market like Leland’s, where aesthetic appeal plays a significant role in decision-making, professional or well-planned staging can attract more interest, generate stronger offers, and shorten the time a home spends on the market, ultimately contributing to a smoother sale process.

Ignoring Curb Appeal

The exterior of a property creates the first impression for potential buyers, making curb appeal essential. Simple enhancements like fresh paint, manicured lawns, trimmed shrubs, and seasonal landscaping can dramatically improve how a home is perceived. A welcoming exterior invites buyers to explore the interior and sets expectations for the quality of the home overall. In Leland, where the natural surroundings are a major draw, ensuring the property’s exterior complements its setting can make the home stand out among other listings. Investing in these small improvements often provides a strong return through heightened buyer interest.

Choosing the Wrong Listing Time

Timing can significantly influence the success of a home sale. Listing during the peak spring and summer months often increases visibility, as buyers are more active during this period and homes tend to show better with natural light and seasonal landscaping. Listing in off-peak months may reduce the number of potential buyers and extend the time a property remains on the market. Sellers should coordinate with a real estate professional to identify the best timing based on current trends and buyer activity in Leland. Proper timing can enhance exposure and help sellers receive competitive offers in a timely manner.

Skipping Professional Photography

In today’s market, online listings are the first point of contact for most buyers. Poor-quality photographs can make even the most attractive property appear uninviting, reducing the number of showings. High-quality professional photography highlights a home’s best features and creates a polished, compelling first impression. In Leland, where homes often compete on aesthetic appeal and visual charm, professional photography can make a significant difference. Investing in well-lit, high-resolution images ensures your listing stands out and draws in buyers who are more likely to schedule in-person showings, ultimately improving the chances of a successful and timely sale.

Overlooking Legal Disclosures

Transparency is a key component of any real estate transaction. Failing to disclose known issues, past repairs, or property defects can lead to complications, mistrust, and even legal disputes. Sellers must provide complete and accurate information about the condition of the home to ensure a smooth process. Being upfront about potential concerns allows buyers to make informed decisions and fosters confidence in the transaction. In Leland, maintaining transparency and honesty demonstrates professionalism and can prevent delays or disputes during negotiations.

Not Hiring a Real Estate Agent

Attempting to sell a home without professional guidance can be overwhelming and risky. A skilled real estate agent brings expertise in pricing, marketing, negotiations, and legal requirements. Their local knowledge of the Leland market ensures that homes are presented effectively to the right buyers. Working with a professional can save time, reduce stress, and help sellers achieve better outcomes. Agents also provide valuable guidance throughout the process, from listing to closing.

Being Inflexible with Showings

Limiting access to a property can significantly reduce the pool of potential buyers. Homes that are easy to show and accommodate a variety of schedules are more likely to attract serious interest. Sellers who restrict showing times or fail to maintain the home in ready-to-view condition may experience longer market times and missed opportunities. Flexibility and responsiveness to buyer requests demonstrate professionalism and commitment to the sale. In Leland, where buyers may be coming from nearby towns or seasonal areas, making the property accessible can increase visibility, generate more offers, and accelerate the process toward a successful sale.

Deciding to buy or sell real estate is a significant step that requires careful planning and insight. Experienced guidance can help navigate the market, maximize value, and minimize stress throughout the process. About the Author

I was raised in Cincinnati.  My dad was a professor at U.C. and so we were fortunate to have the entire summer to spend on North Lake Leelanau. Summers in Leelanau were such a gift. Starting at the age of twelve we were able to drive the boat into town or to the yacht club. My days were jam-packed. I would teach sailing school at the Leland Yacht Club in the mornings, then take a nap on the dock or the beach, shower, then drive into Leland where I had a job as a hostess. My sisters and I did this every summer and when we had a driver's license we had more options for employment.  I stashed away thousands of dollars every summer (literally in a shoe box). Yes, we worked our tails off, but it really did not seem like it since we were enjoying all the beauty of Leelanau at the same time.

I graduated from Miami of Ohio and after graduation I bought the Riverside Inn with my mother and my sister. I later sold my shares when I realized that being a single parent did not pair well with working late nights. After that I was fortunate enough to spend about a decade as a full time parent and I cherish every moment of those years with my (now adult) kiddos, Mackenzie and Sean.

I Earned My Real Estate License in 2016

By that point, I had bought and sold houses seven times over the course of twelve years. I had to be a real estate expert by then, right? The simple truth is I love real estate! What I love most about real estate is establishing great relationships. Each new client is a wonderful surprise. We live in such a small community, yet I get to meet new people all the time and usually, they turn out to be great friends. The other thing I love is the variety. Every house is different, every client is different, and it all comes with its own unique challenges.

As our team expanded, I knew we needed to rebrand.  I wanted our new name to symbolize how vibrant and yet comforting it is to live and vacation in the county. Leelanau Living is not just about who lives in Leelanau and how they live here -  it is also about all that is living in Leelanau including all of our natural resources.
